About this service
If you're a landlord, an annual CP12 Gas Safety Certificate is a legal requirement under the Gas Safety (Installation and Use) Regulations 1998. Failure to comply carries unlimited fines and even prison sentences — but more importantly, gas safety protects your tenants from carbon monoxide and gas leaks.
We carry out the full statutory inspection of every gas appliance in the property — boiler, cooker, hob — plus the flues, pipework and tightness test. Each appliance is checked for safe operation, correct ventilation, gas pressure and combustion performance.
Fixed price from £75. The CP12 certificate is issued the same day, emailed to you and your tenant, and stored on file. We offer reminder services for landlords with multiple properties and competitive rates for portfolios.
